Before the property can be advertised to rent, an EPC (Energy Performance Certificate) is required.

The EPC is valid for 10 years from issue and states the energy efficiency of the property and also what improvements can be made to reach the maximum potential efficiency.

Your Agent will visit your property to take photos which they will display on their website, the property portals that they advertise your property on and any property details which they send out.

Properties which are photographed ‘dressed’ with furniture, soft furnishings, pictures etc present better on the property details than just basic furniture, although these items do not have to remain during the tenancy. All photos should be an accurate representation of your property. Care should be taken by the Agent to ensure that the rooms are well lit, all photos used are in focus and highlight the best features.
