Lettings Agents will usually offer a range of services each carrying a different fee structure.

Lettings Agents will usually offer a range of services each carrying a different fee structure and each requiring varying levels of involvement from the landlord.

The standard services are usually Tenant Find, Part Managed & Fully Managed. Tenant Find will usually carry a one off set up fee. This is due to the fact that the Agent’s involvement ends upon the completion of the tenancy agreement whereas the Part Managed and Fully Managed will usually carry a lower set-up but will incur on ongoing monthly management fee to cover the cost of the Agent’s continued involvement.

When choosing an Agent, look for one who is ARLA registered. This means they have had to qualify in order to join the Association and are bound by their regulations with regards to conduct, best practice and handling clients monies.

• Provide Landlord with a copy of AST and tenant contact information
• Making an online payment to the landlord along with an accompanying statement
• Arranging maintenance and repairs
• 24 Hour emergency call out service
• Routine inspections with photographic report
• Processing contractor invoices
• Rent reviews and serving of Section 13 notice
• Move out inspection
• Negotiations regarding and deposit deductions
