Mannamead is one of the most desirable and sought-after residential areas in Plymouth.

This Victorian and early Edwardian suburb is one of the city’s 14 conservation areas and is favoured for its wide avenues and tree-lined streets.

One of those is Seymour Road, where you’ll also find the local BBC studios for Radio Devon and Spotlight.

Mannamead features a selection of substantial period homes and villas, a charming park, and excellent schools – making it the perfect place to raise a family.

A short walk down the road is Mutley Plain, with a number of handy shops and amenities.

What are the properties like in Mannamead?

Mannamead offers a hugely diverse range of properties which always attract plenty of interest when they come to the market.

Most of these homes were built in the Victorian and early Edwardian eras, while some have now been converted into flats or residential homes.

Mannamead is a very well-established residential area and is very popular with families.

It is a particularly safe area to invest and buy property, which is reflected in the house prices.

According to Rightmove, homes in Mannamead sold for an overall average price of £293,447 during the past year.

The majority of sales were terraced properties (£255,440) followed by semi-detached (£386,776) and flats (£151,227).

Overall, sold prices in Mannamead over the last year were 10% up on the 2019 peak of £267,694.

What parks, play areas and facilities does Mannamead have?

Mannamead has a number of excellent leisure facilities and green spaces.

Thorn Park is hidden behind a row of stunning properties and features a children’s play park and a basketball court.

And at the top of Mannamead, nearer to Hartley, is another popular play park.

There are also two tennis clubs – Mannamead Lawn Tennis Club and Whiteford Road Tennis and Badminton Club – and also the Plymouth (Sir Francis Drake) Bowling Club.

What shops and services are there in Mannamead?

Mannamead has access to a number of handy shops and services, including a newsagents and a chemist at Hender’s Corner. 

The facilities of central Plymouth lie little more than a mile away, with Mutley Plain even closer. Mannamead also has a small selection of local shops, including newsagents, a Boots chemist and an estate agent, at Hender’s Corner. 

Mutley Plain is just a short walk down the road, where you’ll find a selection of shops and services – including our Lang Town & Country head office. Plymouth city centre is also a walkable distance.

The nearest GP is Mannamead Surgery in Eggbuckland Road. The Mead Dental Practice is in Mannamead Road, while there are at least two other dentists within a mile radius.

Places of worship in the local area include Peverell Park Methodist Church, Hope Baptist Church and St Edwards RC Church.

Are there any pubs, takeaways or restaurants in Mannamead?

Mannamead itself has no public houses. The closest three are The Hyde Park, The Mannamead and The Fortescue which are all on Mutley Plain.

There are a number of fast-food outlets, cafes and fantastic eateries including The Early Bird and The Little Kitchen.

Mutley Plain is also the go-to place in Plymouth if you need to get your hair cut, with an abundance of barbers and salons.

Which schools are in the Mannamead catchment area?

Mannamead is the catchment area for some of Plymouth’s most well-regarded schools.

Primary schools include Hyde Park, Compton Vale and Manadon Vale, while Plymouth College is situated just off Mutley Plain.

The area is also close to the city’s three grammar schools, Plymouth High School for Girls, Devonport High School for Boys and Devonport High School for Girls.

What are the transport links like in Mannamead?

Mannamead is just a stone’s throw from Manadon roundabout, which offers easy access to the A38.

Plymouth’s main railway station is a short walk away through Mutley Plain, where there are regular buses to the city centre and Derriford Hospital.
