1. I’m thinking about becoming a landlord. What’s the first thing I need to do?

If you’re thinking about becoming a landlord, always use a trusted, preferably long-established letting agency that is fully qualified.

That is really important and almost certainly the most important step making sure they are fully compliant.

2. Is now a good time to rent out my property in Plymouth?

Now is a great time to rent your property out in Plymouth. The demand is probably the highest that I’ve ever known here in the city and surrounding areas.

That obviously, in turn, pushes the rental prices to the highest that I’ve seen, which is obviously giving Plymouth landlords the rental return that you would need.

To give an indication, a good-quality one-bedroom apartment that was achieving £500 pcm in 2019 is now achieving £800 pcm.

3. How much will my property earn a month in rent?

It depends on the property you’ve got, whether it’s a one-bedroom or a five-bedroom mansion!

Obviously, prices will vary accordingly but currently, at the moment, we’re anticipating getting a yield of between 6% to 8% as a return, which is excellent for any Plymouth landlords and really good for any investment.

4. How long will it take to let my property?

Currently, it takes no time at all to let your property!

In fact, we’ve got tenants looking for properties all the time so, as soon as we’re putting properties on the market, we are getting applications in, and the properties then are being rented out.

5. How do you attract the right sort of tenants for my property?

We have our own YouTube channel, which currently has more than 2,000 subscribers. This shows tenants and also potential buyers the range of properties we have and how they’re presented, which I think is really good for Plymouth landlords or any potential buyers or renters.

6. How do you deal with tenant issues should they arise?

At Lang Town & Country, we have a very strong, professional and fully trained and qualified management team who can deal with any issue that might arise from a tenancy.

9. What do you do if there’s a maintenance issue at my property?

If there is a maintenance issue at your property, we’ll make sure the company that is dealing with it has a maintenance division who can deal with that problem.

The maintenance team will subsequently fix the issue for the landlord and make sure the work is carried out satisfactorily.

Obviously, if you’re a landlord and you want quotes, that should be part of the management service as well. Our lettings team will make sure that quotes are given to Plymouth landlords, and then the work is carried out professionally.

10. What is the biggest mistake a landlord can make?
