10 of the most popular questions asked by Plymouth landlords

Plymouth landlords

As one of the best letting agencies in the country, Lang Town & Country helps both seasoned landlords and those new to the rental market.

Lettings agents in Plymouth are currently experiencing unprecedented demand for rental properties in the city.

With that demand comes potentially huge yields, which is tempting more and more people to become Plymouth landlords or add to their portfolios.

In 2023, our dedicated team received an Excellent Rating for Lettings at the Best Estate Agent Guide Awards for the fourth year in a row.

To us, though, it’s not just about the number of houses we rent out. Our clients’ needs will always be at the forefront of everything we do. And we’re proud that the customer service we provide is second to none.

From helping you navigate the crucial legal components that must be completed to rent out your property, to sourcing quality tenants, we can take the stress out of being a landlord.

Here, our Lettings Director, Richard Rabin, answers 10 of the most popular questions asked by Plymouth landlords.

1. I’m thinking about becoming a landlord. What’s the first thing I need to do?

If you’re thinking about becoming a landlord, always use a trusted, preferably long-established letting agency that is fully qualified.

That is really important and almost certainly the most important step making sure they are fully compliant.

2. Is now a good time to rent out my property in Plymouth?

Now is a great time to rent your property out in Plymouth. The demand is probably the highest that I’ve ever known here in the city and surrounding areas.

That obviously, in turn, pushes the rental prices to the highest that I’ve seen, which is obviously giving Plymouth landlords the rental return that you would need.

To give an indication, a good-quality one-bedroom apartment that was achieving £500 pcm in 2019 is now achieving £800 pcm.

3. How much will my property earn a month in rent?

It depends on the property you’ve got, whether it’s a one-bedroom or a five-bedroom mansion!

Obviously, prices will vary accordingly but currently, at the moment, we’re anticipating getting a yield of between 6% to 8% as a return, which is excellent for any Plymouth landlords and really good for any investment.

4. How long will it take to let my property?

Currently, it takes no time at all to let your property!

In fact, we’ve got tenants looking for properties all the time so, as soon as we’re putting properties on the market, we are getting applications in, and the properties then are being rented out.

However, the most important thing for Plymouth landlords is finding the right tenant for the property. We do this through a process of checks including robust referencing. This is an absolute must for any landlord.

5. How do you attract the right sort of tenants for my property?

At Lang Town & Country we make sure the marketing is of excellent quality. That includes professional photography and walk-through videos to give potential tenants a real idea of what the property looks like before they even see it in person.

We have our own YouTube channel, which currently has more than 2,000 subscribers. This shows tenants and also potential buyers the range of properties we have and how they’re presented, which I think is really good for Plymouth landlords or any potential buyers or renters.

6. How do you deal with tenant issues should they arise?

At Lang Town & Country, we have a very strong, professional and fully trained and qualified management team who can deal with any issue that might arise from a tenancy.

It’s worth noting that this might not be the fault of the tenant. It might just be an issue that’s come up at the property. Whatever the scenario, we have the resources to deal with any situation.

We also have our Managed Plus service, which also can guarantee the rents for Plymouth landlords as well.

7. What do you do if I need a replacement tenant?

If your tenant gives notice and you then need to find a new tenant, our team will re-advertise your property again.

That means carrying out research to make sure that when we put the property back on the market, it is at the correct price. In today’s market, this step is absolutely essential.

We’ll also make sure that the marketing – your video tours and photographs – are all up to date. These are essential steps that any good letting agency should offer to Plymouth landlords.

8. What would you do if my tenant is in rent arrears?

The first thing to do if your tenant is in arears is to liaise with them and find out what the problem is in the first place.

It might be something that, actually, we can overcome? Is it something that we can talk to both the landlord and tenant about and find a solution that can fix that problem?

If not, then you can, at the beginning of a tenancy, take out rental income protection. This will guarantee your rent if you do have an issue with a tenant who is not paying the rent.

We (through the rental guarantee policy) will continue to pay the rent for you up until the tenant is evicted from the property, as well as pay for the eviction costs.

9. What do you do if there’s a maintenance issue at my property?

If there is a maintenance issue at your property, we’ll make sure the company that is dealing with it has a maintenance division who can deal with that problem.

The maintenance team will subsequently fix the issue for the landlord and make sure the work is carried out satisfactorily.

Obviously, if you’re a landlord and you want quotes, that should be part of the management service as well. Our lettings team will make sure that quotes are given to Plymouth landlords, and then the work is carried out professionally.

10. What is the biggest mistake a landlord can make?

The biggest mistake is not finding and appointing the right agency to deal with your property from the beginning.

Look for someone who is professionally qualified. Lang Town & Country is a member of ARLA Propertymark, which will give you complete peace of mind that your property is being professionally looked-after.

Another thing to look out for is to make sure the agency is fully compliant. A Safe Agent like us can deal with people’s money and ensure it is protected.

Also, look at reviews on Google. See what real people say about them including reviews from landlords, tenants and even contractors.

The overriding thing is to always make sure they’re professionally qualified and have been in the marketplace for a long time. This is essential so that you know they understand Plymouth’s market and will help you make the most out of your rental property.
