First impressions are crucial, so make sure to check your property’s “kerb appeal”.

This means tidying the garden, front and back, and painting window sills and the front door if needed.

Even if you’re not expecting a viewing, rooms inside should be kept tidy. Declutter by putting some of your stuff in storage, cleaning, and neutralising animal smells. It might be also worth also getting someone to take out the kids and pets during viewings!

Finish any outstanding DIY projects. You don’t have to spend a fortune, but a lick of paint can transform a room and bring it up to date.

Use your space accordingly. Remember that a double bedroom has more value than a single, and a single bedroom has more value than a study. So, show the rooms off to their best advantage to maximise their appeal. 

Taking small steps now can make a big difference for any potential buyers later on.

It goes without saying that Lang Town & Country will list your home on the major property portals like Rightmove, Zoopla and Boomin.

If someone sees your home and thinks they’ve found ‘the one’, our team is on hand to help them book a viewing.

From our years of industry experience, most potential buyers prefer it when the estate agent personally shows them a property.

We feel that the first time someone looks at your property, all they want to do is get a feel for it. So, let them, and let them do it with the agent.

When they want to come back for another look, it is at that point you may want to be there as they may have some questions to ask you.

If people are unable to attend a viewing in person, don’t worry. We will put the virtual tour of your property on our YouTube channel, so people can watch from the comfort of their own home.

It is important to gain regular, honest comments from potential buyers.

And if your home doesn’t sell right away, this feedback can go a long way to making sure it will. 

We’ll keep you updated on a regular basis, to let you know whether or not potential buyers are serious about your home.

We even have a ‘hot buyers’ list, containing a list of people who we will contact when a suitable property – such as yours – comes to the market.

Even though we’re in the midst of a buyers’ market, sometimes properties can take slightly longer to sell.

Don’t worry. We’ll present all our data and look for a solution that best suits you.

That includes feedback from potential buyers, marketing reports and click-through rates, together with information about similar properties which may have sold in the meantime.

We will confirm that the points of pre-launch and launch are being adhered to, update property description and images, and confirm action points going forward.

Receiving a concrete offer on your property is an exciting time. But it is important to remove all emotion from your decision.

Remain calm and make sure you get the right offer for YOU, and from the right buyer.

It is normal for a potential buyer to offer five or even 10% less than the advertised asking price. So, do not be surprised if the initial offers are lower than you’d hoped.

You also do not need to accept or reject an offer right away. Feel free to think things over for a day or two, particularly in the current market.

When you decide to accept an offer, you’ll normally find it is ‘subject to contract’.

This means that as long as a survey doesn’t throw up any surprises, your buyer will most likely complete the sale. That is providing, for instance. they are not in a chain that breaks down.

Any offers will only be made official once we can prove the potential buyer has the finances in place to purchase your home.

And an accepted offer is not legally binding until the contracts are exchanged. This means that a buyer can back out of the sale at any point until contracts are exchanged. This is also the same for a seller.
