We have three locations across Plymouth. Our lettings operation is run mainly from our brand new head office on Mutley Plain, while we also have lettings resources in our Plymstock and Waterside branches. We use quality images to market your property physically and online, and will work with you to make sure you’re happy. We also film video tours of each property which we upload to our ever-growing YouTube channel for potential tenants to watch.

We are registered with ARLA (Association Of Residential Letting Agents) PropertyMark. This means we are bound by the Association’s regulations with regards to conduct, best practice and handling clients’ monies.
We continue to invest heavily in the ongoing training of our team. Our agents attend regional and national conferences to ensure that you, our clients, receive the most up-to-date information on current legislation and regulations.
We’re also members of the Client Money Protection Scheme and Safe Agent, protecting both the landlord’s and tenant’s money.
Our team has an in-house inventory clerk, EPC and Legionella Assessor, as well as a PAT tester. We also outsource our enhanced tenant referencing and bear the cost of this.

6. Our honest market appraisals
The first step to renting your property is to find out what rent you can anticipate achieving on a per calendar month (pcm).
Rents are usually calculated excluding bills, ground rents and service charges. Whether the property is furnished or unfurnished does not usually affect how much rent can be achieved, but it may influence how quickly it is rented.
When conducting a market appraisal, we specialise in offering in-depth advice about what works may be required to the property in order to present it at its best and achieve the maximum possible rental value for you.

Gone are the days where you could only market your property locally in Plymouth and the surrounding areas. Now, thanks to our social media and YouTube channels, we can reach potential tenants right across the world on your behalf.

8. Our communication
While your property is on the market, our dedicated team will keep you informed of interest shown, viewings booked and feedback from potential clients.
This includes meeting and selecting future tenants, preparing the property for move-in, regular routine inspections, and maintenance and repairs, through to move-out inspections and deposit returns.
Our team will also offer advice on whether any action is required as a result of viewing feedback received, as well as keeping you informed of any changes in the market and other available comparable properties.
9. Your safety
As a landlord, it’s crucial that you ensure the safety of your tenants and their guests.
Some requirements are mandatory, such as the Landlords Gas Safety and Electrical Safety Certificates. Both of these need to be conducted by a Gas Safe-registered contractor and a qualified electrician respectively.
Smoke detectors are now mandatory on every floor in rental properties. CO2 detectors are currently only required where there is a solid fuel burner. However, it is advisable that these are installed as per the manufacturer’s instructions in any room where there is a gas appliance.
All smoke detectors and CO detectors must be tested and in working order upon the commencement of any tenancy and throughout.
