10 steps for renting your new home

Finding and moving into your new home is an extremely exciting time.  Lang Town & Country is here to make the process as easy and stress-free as possible.

Here is a handy step-by-step guide to renting a property with us.

If you have seen a property on one of the online portals, go to our website www.langtownandcountry.com and look for ‘To Let’ properties to make sure it is still available.

We put virtual tours of all our properties on our YouTube channel here. This is the easiest and quickest way to look around to see if you think the property would be suitable for you.

As the market is moving quickly, we would highly recommend signing up to our free channel so that you can be one of the first to view any new properties.  You will receive a notification as soon as we upload a new video. With over 2,800 subscribers it has proved extremely popular and is the best way to see our new listings before they hit the online portals.

Once you have watched the video, if you wish to apply for a property, you must complete an application form.

This can be found on our website here.

You can then return this to us via email enquiries@langtownandcountry.com

Once we receive the application form, this will be submitted to the landlord. If you are successful, you will be contacted by the office to arrange a viewing.

Unfortunately, due to the high volume of applications, we are unable to contact everyone who applies. Please allow up to a week for applications to be processed.

Viewings are conducted by the agent who will meet you outside of the property at the arranged appointment time. If you are unable to attend in person because you live elsewhere, we can offer an online live video tour with one of our team.  

If you would like to apply for the property, we require proof of photographic ID, such as a passport, and proof of address (i.e. a utility bill or driving licence).

Once referencing has started, the holding deposit is not refundable if the tenant is declined by the referencing company due to not disclosing the correct information including credit scoring and employment details.

Once your application is accepted, we will ask you to pay a holding deposit of one week’s worth of rent to secure the property. Payments must be made by bank transfer. Unfortunately we do not accept card payments.

Goodlord, our referencing company, will be in touch to obtain referencing details from you and once the references are back we will contact you.

Once references are back and any final inspections are completed, our team will confirm your move-in date.

Before the tenancy start date, you will need to pay the first month’s rent minus the holding deposit and the deposit equivalent to 5 weeks’ rent. We will let you know the amount. Payments must be made to our account by bank transfer. Unfortunately, we are unable to accept card payments.
