10 steps for renting your new home

Finding and moving into your new home is an extremely exciting time.  Lang Town & Country is here to make the process as easy and stress-free as possible.

Here is a handy step-by-step guide to renting a property with us.

If you wish to apply for a property, you must complete an application form.

This can be found on our website here.

Before applying, please ensure you read through the lettings procedure to check the referencing criteria is met.

You must read through the tenancy agreement and only then, fill in the form. You can then return this to us via email enquiries@langtownandcountry.com or in person to our lettings team.

Once your application form has been received, we will put it forward to the landlord.

After submitting your application, please allow 48 hours for a response. We will send you notification as soon as we are updated.

Once we receive the application form, this will be submitted to the landlord. If you are successful, you will be contacted by the office to arrange a viewing.

Unfortunately, due to the high volume of applications, we are unable to contact everyone who applies. Please allow up to a week for applications to be processed.

Viewings are conducted by the agent who will meet you outside of the property at the arranged appointment time.

If you would like to apply for the property, we require proof of photographic ID, such as a passport, and proof of address (i.e. a utility bill or driving licence).

Once referencing has started, the holding deposit is not refundable if the tenant is declined by the referencing company due to not disclosing the correct information including credit scoring and employment details.

Once your application is accepted, we will ask you to pay a holding deposit of one week’s worth of rent to secure the property.

Home Let will be in touch to obtain referencing details from you, once the references are back we will contact you.

Once references are back and any final inspections are completed, our team will confirm your move-in date.

Before the tenancy start date, you will need to pay the first month’s rent minus the holding deposit and the deposit equivalent to 5 weeks’ rent.

You will be emailed the tenancy agreement for online signing, as well as all paperwork associated with the tenancy.

After signing, you will be emailed a link to ‘My Property File’. Once logged in, you will find your inventory and meter readings

To report any maintenance requirements, you will need to log this through the ‘ My Property File’ app.
