10 steps for renting your new home

Here is a handy step-by-step guide to renting a property with us.

If you wish to apply for a property, you must complete an application form.
This can be found on our website here.
Before applying, please ensure you read through the lettings procedure to check the referencing criteria is met.
You must read through the tenancy agreement and only then, fill in the form. You can then return this to us via email firstname.lastname@example.org or in person to our lettings team.
Once your application form has been received, we will put it forward to the landlord.
After submitting your application, please allow 48 hours for a response. We will send you notification as soon as we are updated.
Once your application is accepted, we will ask you to pay a holding deposit of one week’s worth of rent to secure the property.
If you decide the property is not suitable, your holding fee will be refunded.
How quickly you can view a property will depend on whether it is currently vacant. If this is the case, usually it can be viewed right away.
However, if tenants are still living at the property, then 24 hours’ notice must be provided.
All appointments need to be confirmed on the day. This is to ensure you are still able to attend and that the information we have on file is correct.
You will also be required to answer health questions. This is to ensure the safety of staff and tenants.
Viewings are conducted by the agent who will meet you outside of the property at the arranged appointment time.
Again, if you decide the property is not suitable, your holding fee will be refunded.
Call the office on 01752 201010 for final confirmation before processing references and agree a proposed tenancy start date.
We require proof of photographic ID, such as a passport, and proof of address (i.e. a utility bill or driving licence).
Once referencing has started, the holding deposit is not refundable if the tenant is declined by the referencing company due to not disclosing the correct information. including credit scoring and employment details.
Once references are back and any final inspections are completed, our team will confirm your move-in date.
Before the tenancy start date, you will need to pay the first month’s rent minus the holding deposit and the deposit equivalent to 5 weeks’ rent.
You will be emailed the tenancy agreement for online signing, as well as all paperwork associated with the tenancy.
After signing, you will be emailed a link to ‘My Property File’. Once logged in, you will find your inventory and meter readings
To report any maintenance requirements, you will need to log this through the ‘ My Property File’ app.
