Meet The Lettings Coordinator Going Above and Beyond for Plymouth’s Landlords and Tenants

Behind every high-performing team are the people who keep things running – and Abi Wakeling is one of them.

Originally from Plymouth, Abi has a genuine connection to the city and a natural understanding of its neighbourhoods and rental market.

As Lettings Coordinator at Lang Town & Country, she brings previous lettings experience, a warm and approachable manner, and a sharp eye for detail to everything she does – qualities that landlords and tenants alike notice from the very first interaction.

Abi is part of a team that has had a remarkable start to 2026. February saw Lang Town & Country let more properties than any other agent in Plymouth – 17 lets agreed, compared to our closest rival’s 11, according to Rightmove – making it the best February in three years.

We also enjoyed another win at the Best Estate Agent Guide Awards 2026 for the fifth consecutive year, placing the team among the top 2% of letting agents in the entire UK.

When she’s not keeping the lettings operation ticking over, you’ll likely find Abi heading to North Cornwall in her camper van, swapping spreadsheets for sea air. But back in the office, she’s a key part of a team that prides itself on making the letting process as smooth and stress-free as possible – for everyone involved.

Here, Abi talks more about her role, what she loves about working at Lang Town & Country, and how the team is supporting landlords through an ever-evolving legislative landscape.

Can you start by telling us a little about yourself and how you came to work in lettings?

I started my journey in lettings back in 2022, initially working in student lettings as an administrator. That gave me a really good foundation and insight into how the industry works. I then moved into residential lettings in 2023, which I really enjoyed as it’s a bit more varied.

I joined Lang Town & Country in February this year, following a brief return to the motor trade, and have found this to be a really positive move for me.

What does your role at Lang Town & Country involve day to day, and what do you enjoy most about it?

My role as a Lettings Coordinator is really varied, which is something I love. I’m involved in everything from office-based admin and supporting the team, through to marketing and listing properties, arranging and conducting viewings, and filming and creating video tours.

I also deal with maintenance requests, which involves liaising with contractors, tenants, and landlords to make sure any issues are handled efficiently and everyone is kept up to date.

What I enjoy most is that balance – I like being organised and working in the office, but it’s also great getting out, meeting people, and seeing different properties. It keeps every day interesting.

Lettings can be a fast-moving and sometimes complex world. What skills do you think are most important for doing this job well?

I think communication is one of the most important skills – you’re dealing with landlords, tenants, and colleagues every day, so being clear, approachable, and responsive really matters.

Organisation is also key, as things move quickly and there are lots of details to stay on top of. And I’d say patience and understanding are just as important – every situation is different, so being able to stay calm, listen, and find the right solution makes a big difference.

What does going above and beyond really look like in practice?

For me, going above and beyond isn’t just one standout moment – it’s something I try to bring into everything I do day to day.

It’s about being prepared and thinking ahead, whether that’s anticipating questions during viewings, offering helpful suggestions – like how a bit of furniture or layout could really improve a space for a tenant – or simply making sure I follow through on anything I say I’ll do.

It also comes down to communication, especially with landlords who may feel unsure at times. Keeping them updated and reassured can make a big difference. Overall, it’s about being reliable, approachable, and making sure people feel supported throughout the process.

The Renters’ Rights Act is one of the biggest changes the sector has seen – what does it mean for landlords?

The Renters’ Rights Act is bringing in some significant changes, mainly focused on giving tenants more security and improving standards across the sector.

For landlords, it means there are new rules to be aware of, particularly around tenancies and compliance. It’s really important to stay informed and make sure everything is in line with the new legislation, which is where having the right support can make a big difference.

What are landlords asking most about the new legislation – and what do you tell them?

A lot of landlords are asking how the changes will affect their flexibility and what it means in practical terms for managing their properties.

What we do is break things down into clear, straightforward guidance so it doesn’t feel overwhelming. We focus on what they need to do, when they need to do it, and how to stay compliant while still protecting their investment.

What support does Lang Town & Country offer landlords?

We offer a really comprehensive level of support to landlords, whether they’re experienced or renting out a property for the first time. This includes everything from marketing and listing their property, carrying out viewings, and finding suitable tenants, through to full management of the tenancy.

On the management side, we handle things like maintenance coordination, liaising with contractors, communicating with tenants, and making sure everything stays compliant with current legislation, as well as offering rent and legal expenses protection. We also keep landlords informed every step of the way, so they always know what’s happening with their property.

Using an agent takes a lot of the pressure off landlords, especially with how much the industry is changing. It means they have someone experienced managing the day-to-day responsibilities, dealing with any issues that arise, and ensuring everything is done properly. It not only saves time and stress but also gives peace of mind that their investment is being looked after professionally.

What’s your advice for anyone thinking about renting out a property for the first time?

My main advice would be to do your research and make sure you understand your responsibilities from the beginning, as there’s a lot to consider.

Working with an experienced agent can really help, especially with navigating legislation and making sure everything is set up correctly. It can save a lot of time and stress in the long run.

What do you love most about working at Lang Town & Country – and what are you looking forward to?

What I enjoy most is being part of a team that genuinely cares about what they do. There’s a real sense of pride in the work, and it’s rewarding to be part of a company that values professionalism and a personal approach.

I also enjoy the variety in my role, especially being able to get out and about more. Looking ahead, I’m excited to keep building my experience in lettings and continue contributing to the team as the business grows.
