Are you running out of space in your home? Is your current property not fit for purpose? Or perhaps you’ve got a new addition on the way (congratulations!).
If you’re thinking about upsizing your current home, Lang Town & Country can help you take the next step.
According to the Rightmove House Price Index, the average asking price of a property coming to market rose by 0.8% to £365,357 in March 2023
Data showed the £2,906 month-on-month increase was mainly due to price rises to the largest homes in the market.
The average asking price for larger properties rose by 1.2% in March to £658,702. Meanwhile, homes for second-steppers (those looking to move up the ladder) increased by 0.4% to £337,119.
How do I know when I need a bigger home?
Paul Preen, Managing Director of Lang Town & Country, says: “There are a variety of reasons why you might be considering upsizing to a larger property.
“It could be due to a growing family, the desire for more bedrooms or bathrooms, or simply the need for more room to spread out and feel comfortable.
“Probably the most common factor for upsizing is the need for more living space. Upsizing and moving to a new property is the best way to gain more living space.
“Our experienced team can sell your home and help find a new one that suits you and your family.”

What are the reasons for upsizing to a bigger home?
Paul says: “If a family with two children is living in a three-bedroom home, they might feel cramped and in need of more space as their children grow and accumulate more belongings.
“Another reason for upsizing your home could be the need for a home office. With the rise of remote work and the increased flexibility of many employers, many people are finding that they need a dedicated workspace in their property. This could be a spare bedroom, a finished basement, or even a small addition to the existing home.
“If you love to entertain, a larger home might be more desirable. A bigger property can obviously accommodate more guests and provide more space for socialising. Whether that’s a large living room for dinner parties or a garden with ample seating for outdoor gatherings.
“Upsizing to a larger home can provide more storage space, more room for hobbies or interests, and a greater sense of personal comfort and satisfaction.”
Here are ten potential reasons why you might be ready to upsize your home:
1. Increased living space
The obvious one. Particularly if your family is growing and you need more room to accommodate everyone comfortably.
2. You need a home office or working space
More and more people are working from home following the Covid pandemic. That means you may need an extra room to use as a dedicated workspace.
3. You need additional storage space
As you accumulate more possessions over time, more storage space becomes a necessity to keep everything organised.
4. You want a larger garden
If you enjoy spending time outdoors or have children who like to play outside, a bigger garden can be a huge advantage.
5. You like to entertain
If you frequently host guests, a larger property can make it easier to accommodate them comfortably. Not to mention make your gatherings the talk of the town!
6. You want to move to a better location
If you want to move to a more desirable area, a bigger home may be necessary as properties in such areas are often larger.
7. You want better amenities
If you dream of more luxurious features such as a home cinema, dedicated BBQ area or even a swimming pool, you’ll no doubt need more space.
8. You want a more valuable property
A bigger home is likely to be more valuable and appealing to potential buyers, which could be important if you plan to sell it in the future.
9. Better personal comfort and satisfaction
Simply put, some people just prefer to have more space – whether it’s for entertainment, hobbies, or just relaxing.
10. Increased investment opportunity
A bigger home may provide more rental opportunities, which could provide a steady stream of passive income to benefit your lifestyle.

Is there anything else to consider when upsizing?
Of course, upsizing your home does come with some downsides as well, such as higher costs and increased maintenance requirements.
It’s important to weigh the pros and cons carefully and make a decision that aligns with your lifestyle and financial goals.
