Plymouth Property Market Kicks Off 2026 With Record Price Growth

Plymouth

The UK housing market is off to a strong start in 2026, and Plymouth is reflecting this optimism.

January has delivered the largest price rise ever seen in the month of January, signalling renewed confidence among buyers and sellers alike.

With more homes coming to market, lower mortgage rates, and high buyer activity, the early signs suggest that 2026 could be an encouraging year for those looking to move.

In this blog, we explore what the latest data means for Plymouth and how buyers and sellers can take advantage of this positive start to the year.

What the January 2026 figures mean

Rightmove’s latest house price data shows that the average new seller asking price across the UK is £368,031, up 2.8% from December and slightly higher (+0.5%) than January last year. This represents the largest January price increase on record and the biggest monthly jump for any month since June 2015.

Locally, Plymouth is seeing similar momentum. New listings are generating strong interest, and buyers are actively searching for homes that meet their needs. The early weeks of the year have seen a surge in activity, reflecting both renewed buyer confidence and the growing appeal of Plymouth as a place to live and invest.

Paul Preen, Managing Director at Lang Town & Country, adds: “The start of 2026 has given the Plymouth market a real boost. Buyers are active – so for those considering selling, this is a great opportunity, particularly for homes that are competitively priced and presented at their best.”

Opportunities for buyers

The number of homes listed for sale in the two weeks after Christmas jumped 81% compared with the two weeks before, making the number of homes for sale the highest they’ve been at this time of year since 2014.

For buyers, the early surge in activity and healthy stock levels are great news. There’s more choice, and many homes are competitively priced. With the right preparation, buyers can take advantage of this active market to find properties that meet their needs – whether they’re first-time buyers, upsizers, or investors.

Paul explains: “For buyers ready to act, the market in Plymouth is encouraging. Being prepared and working with a local expert gives you the confidence to move quickly when the right property comes along.”

Lang Town & Country works closely with buyers to match them with properties that suit their requirements, often before they’re widely marketed. Our team also offers guidance on mortgages and the purchasing process, helping you make confident decisions.
