Activity in the Plymouth rental market shows no signs of slowing down.
There is currently huge demand for quality properties in the city and surrounding areas.
Letting agents in Plymouth report more tenants actively looking than there is available stock.
According to Dataloft, the average rent achieved for properties let in Plymouth over the last year was £696 pcm. This reflects a 7% rise on the previous 12-month period.
Tenant demand has continued to increase, with a net balance of +36%. However, landlord instructions continue to fall, with a net balance of -25%.
Claire Oliveira MARLA, branch manager of Lang Town & Country Lettings, says: “We are inundated with applicants on a daily basis. We currently have more than 50 quality applicants looking for a variety of properties.
“Since the start of the Covid-19 pandemic, we have changed our process with regards to how we carry out viewings.
“Applicants now need to fill in an application form. Then, when a property becomes available, we receive on average in excess of 20 applications.
“All types of property are in huge demand, from one-bed flats to four-bed townhouses.
“With this surge in interest, now is a great time to become a landlord in Plymouth.”

Earlier this year, we even let our entire stock of properties for the first time in our 23-year history!

4. Our advice

Lang Town & Country offers both lettings and investment advice, including buy-to-lets and portfolios.
Since the first lockdown began in March, we’ve seen a leap in the number of people looking for quality rented accommodation throughout Plymouth and the surrounding areas.
People have, of course, had a lot of time to reevaluate their lives – including where they live.
It could be because they live in a property with no outside space or, as more and more people now work from home, they now need an office or space where they can comfortably work?
Plymouth’s accessibility to both the moors and to the waterfront has been a great draw and offers a better lifestyle for some than being in the hustle and bustle of some cities around the country.
5. Our proven track record
The Lang Town & Country team always try to go above and beyond for our clients
Much of our business is based on referrals from previous clients.
We are proud to reflect on our positive feedback and continually develop our service levels.
6. Our services
Our Lang Town & Country Lettings team offers FOUR different management services – including rent guarantee.
Every landlord is appointed a dedicated ‘property manager’, who manages all aspects of their rental property.
This includes meeting and selecting future tenants, preparing the property for move-in, regular routine inspections, and maintenance and repairs, through to move-out inspections and deposit returns.
Lang Town & Country are members of the Client Money Protection Scheme and Safe Agent, protecting both the landlord’s and tenant’s money.
Our team has an in-house inventory clerk, EPC and Legionella Assessor, as well as a PAT tester.
We also outsource our referencing and bear the cost of this, so our landlords don’t have to.
7. Our reach
Thanks to social media, we’re able to market your property to people across the world.
Our YouTube channel now has more than 800 subscribers and is growing by the day.
