More properties, more competition – What does it mean for you?
Rightmove’s House Price Index for September 2024 shows that the number of homes for sale has reached its highest level in ten years.
This is due to a combination of lower mortgage rates, increasing demand from buyers, and renewed confidence among homeowners who are now ready to sell.
With an average of 62 properties available per estate agent, the autumn market has arrived earlier than usual this year.
New property prices have risen by 0.8% this month, bringing the annual increase to 1.2%, with the average home now priced at £370,759.
Sales are up by 27% compared to this time last year, showing that buyers are eager to act in the current market conditions.
However, while more sellers are bringing their properties to market (up by 14% from last year) buyers remain cautious when it comes to pricing.
Homes in the UK are currently taking around 60 days on average to sell – a few days longer than last year – so pricing your property correctly from the start is crucial.
A recent report actually showed that Plymouth properties are selling faster than anywhere else in the UK, with an average of just 32 days from listing to being sold subject to contract (SSTC).
